Chilton

Located just outside Chilton, Oxfordshire, Skippets Stables is a equestrian facility specialising in stabling race and rare bread horses. The owner lives on site and wished to construct their own unique, self-build farmhouse style dwelling. KW Architectural were appointed to obtain planning permission for this, with a view to taking it forward to construction in late 2026 / early 2027.

Self-Build Farmhouse Dwelling, Oxfordshire

The site is located outside of the Chilton village boundary and is within an Area of Outstanding Natural Beauty (AONB). KW Architectural worked closed with the South Oxfordshire District Council (SODC) under pre-apps and outline applications to agree the size, scale, location and design of the dwelling. The Local Authority were supportive of our submission, and the plans were approved first time with no changes required to the building design.

The design of the house mimics a traditional historical farmhouse, finished in a mixture of locally sourced brickwork and flint. Oak detailing and cladding further accents the elevations. To the rear elevation, 12m wide sliding doors provide the “wow” factor, allowing views over the surrounding landscaped areas.

Careful consideration was required to the external light spillage from the dwelling and its curtilage, as well as what the proposals looking like from public viewpoints. A Landscape Visual Impact Assessment (LVIA) was completed, and the location of the windows was determined from this. The large 12m opening was designed to face away from public viewpoints and the surrounding valley to reduce light spillage. A detailed light spillage plan was completed to the Local Authorities satisfaction.

Internally, there is a large feature staircase upon arrival into the property, allowing views towards the first-floor landing area. Four large rooflights ensure ample light illuminates this space. The ground floor contains a grand open plan kitchen, living and dining area, as well as a large office and snug. Ample storage was a must for this client, and it is provided in the way of a kitchen larder, storage room, utility room, separate boot room, and coats and shoes cupboard.

The first floor contains a master suite with a large bath and dressing area, with a further three additional King-size bedrooms (one ensuite). The family bathroom and further storage cupboards complete the first floor. The house will benefit from sustainable credentials such as solar panels, an air source heat pump, MVHR and solar hot water, as well as having enhanced U Values over the minimum building regulations standards.

The surrounding stables and barns are finished in similar materials.
