KW Architectural Project Journey

In this stage, we will discuss the details for your project and capture what you would like to achieve from the development. We will discuss what permissions must be obtained before works can commence (such as planning permission, listed building consent etc). Should any further consultants need to be involved (such as ecologists, planning consultants or arboriculturists), we will advise you at this stage, and will procure fee proposals on your behalf.

Survey and Preliminary Designs

Weeks 1-3

We will arrange for a measured and topographical survey to be completed of the relevant areas, and will use this information to complete our initial designs for your review. We will involve you in each step of the design process, to ensure that your opinions are voiced and credited.
We will continue to develop our designs (using your input) into a complete drawing pack for a planning submission. In this stage, we will liaise with any third-party consultants that may be required, and they will begin to compile their reports.

Planning Application Submission and Management

Weeks 5-19

Now that the detailed design and third party consultants information (if required) has been procured, the require Planning Application can be finalised and submitted. The local authority should make a decision within 10-12 weeks of the application been submitted.
Once planning has been granted, the project can move forward with conviction, and conversations with contractors can start to take place. There may be some planning conditions which need to be discharged before construction can commence (which could typically take between 6-12 weeks to be discharged), although these aren’t always present on smaller projects. Detailed building regulations drawings will be produced and submitted for approval, which will be produced working in tandem with a structural and civil engineer.

Tender Procurement

The detailed building regulations drawings can now be used to produce tender documentation (such as a schedule of works), which will enable you to procure accurate costs from contractors. Discussions will be held around what type of contract should be put in place. Post-tender discussions can be held to fine tune and last-minute design or specification changes.
Undeniably the most exciting part of the project – when construction works commence. The Contract you have in place with your builder will define the length of the construction period, and will also provide both parties with reassurances over payments, quality of work and responsibilities. KW Architectural will be on hand to assist you with any questions or queries which may arise.

Now the works are complete, there is nothing left to do other than to enjoy the space which the project has created. Depending on the contract, your contractor may have a defects liability period of between 12-24 months, ensuring that should any issues arise in this time, they should be swiftly rectified.
