The site is located within a flood zone, and careful consideration has been given to the civils design. Specialist membranes have been lined up the external walls below ground, to prevent potential rising damp issues, as well as check-dams being present in the driveway to stop surging groundwater. The best line of defence of this property is the level of the internal finished floor, which is higher than the surrounding driveway and garden to further keep any potential flood water at bay.

The expanse of glazing to the South elevation entices the occupants of the master bedroom to wake up at dawn to watch the sun-rise, and to then watch it set from a snug room tucked away on the ground floor. The glazing features solar reflective technology to avoid unwanted heat gain.
