Located close to Frilford Golf Club, King Fisher Property Development acquired this site on an option agreement with a view to building 2no. luxury high end houses. The majority of the site is hidden from the public domain, a feature which benefitted our proposals from a planning perspective. At the front of the site is a detached Grade II listed dwelling, which was of paramount importance to be maintained and protected throughout.

KW Architectural worked closely with a planning team including ecologists, arboriculturists, transport consultants, heritage officers, landscape architects and planning consultants to secure permission first time round for this opportunistic site. The Local Authority were supportive of the schemes design, and its ability to reflect the surrounding environment.

Sustainability is at the heart of KW Architecturals design credentials, and ensuring that the site would cater for fauna and flora was at of the utmost importance. A variety of ecological features such as log piles (to promote insects), bird boxes, bat condos and a temporary bund to protect potential river wildlife from construction debris were all employed.

Rosewood House is a Tudor-era style house, complete with Tudor beams, stone detailing, hardwood fascias and rustic brickwork. When walking through the front door, it is reminiscent of a historical manor house, with a vast imperial staircase leading up to a spacious first floor area. The lobby is completed with a large 3x3m Korniche glazed roof lantern, allowing light to flood the areas below. The ground floor is spacious, and carefully designed to allow light to reach every crevasse of the house. A central fireplace with an oak surround adds warmth to a large dining room. Other benefits include a large study, beautifully made bespoke kitchen, ample storage space for coats, shoes and other daily amenities, and extra-high ceilings.

The first floor contains five king-size bedrooms, and three ensuites, and further benefits from the master and second bedrooms containing dressing rooms.

Raybrook Barn has been meticulously designed to replicate the features of a historical barn building, which would give the appearance that it has been converted to residential use. These features include old thrashing bay doors, hay doors, irregular openings, timber cladding and a Dutch gable roof.

The ground floor features a large, yet comfortable, open place space, which houses a kitchen, dining room and living area, supported by a practically sized utility room and pantry. Vast bays of glazing and doors ensure that light floods the property, and provides viewpoints of the landscape architect-designed garden.

The first floor features a library with full-height glazing overlooking an oak tree, offering opportunities to inspire those who frequent the space. The master bedroom features a his-and-hers dressing room and ensuite, and a glazed Juliet balcony overlooking the rear garden. An equally impressive second bedroom invites people in with a vaulted ceiling and built-in wardrobes.
